2. Need help choosing the best selling method for your home Auction, Price by Negotiation, or Deadline Sale?

Let me explain them to you! Each has its advantages and disadvantages. Let's start with Auctions - Auctions basically gives you three bites of the cherry. First in the run up to the auction you can receive both unconditional and conditional offers (as long as they will be unconditional come auction day). The second bite is auction day itself where all going well your property will be sold unconditionally and the third bite is if your property does not reach your reserve, in which case we will be open to both conditional and unconditional offers again. The downside, is that as the winner only has to beat the under-bidder meaning you are unlikely to get the absolute best price, however you can and often do get an excellent price. Price by Negotiation is your more traditional listing where you list with a price. Having a price on the property, often draws people in, as they know if they can afford it. Remember, the listing price is simply a marketing number and the final selling price can be both above and below this number. Finally, Deadline Sale - is where you ask for offers to be presented by a set date.
